Position Summary:
Under the direction of the Maintenance Director, the Maintenance Manager oversees the physical care, maintenance and appearance of the Morgan’s Camp (MC) property with the purpose of providing a safe and welcoming environment for campers, guests, volunteers, groups and staff. While safety is the number one priority for the Maintenance Manager, good stewardship of resources and optimization of capital is critical. Key aspects of this role’s focus include preventative maintenance, equipment upkeep, fleet management, janitorial services, groundskeeping, and building maintenance. The role supervises the maintenance crew and works closely with the housekeeping team as well as all other Camp departments.
Essential Duties and Responsibilities:
Departmental Direction:
- Manage and oversee Maintenance department
- Hire, train, schedule, lead, coach, mentor and evaluate staff
- Inventory and maintain all equipment, tools, supplies, furnishings, and vehicles
- Ensures all equipment remains in proper working order and in compliance with standard operating procures
- Document repairs and maintenance through online work order system
- Maintain log of worked performed and timelines through online work order system
- Communicate regularly with the Maintenance Director on all issues as they relate to site and facilities
- Work with Maintenance Director to create and manage annual budgets
- Develop, oversee and cultivate routine preventative maintenance strategy for all department areas
- Ensures all aspects of physical infrastructure, buildings, grounds and vehicles are in compliance with safety standards set by, local, state and federal regulations, insurance and ACA
- Ensure workshop, storage areas, and maintenance sites are clean and safe according to OSHA standards
- Maintain the manufacturer’s Safety Data Sheet (MSDS) program
- Evaluate and access the need for outside expertise and/or assistance and coordinate and direct subcontractors
- Evaluate the need for, prepare and conduct in-service staff trainings and monitor staff to assess the need for outside or specialized training throughout the year
- Schedule required annual property inspections (i.e. fire)
- Responsible for responding appropriately to facility emergencies
- Assist camp leadership team in performing regular security checks
- Provide support for camp activities
- Attend required meetings
- Respond to Camp emergencies as necessary
- Provide after-hours support when scheduled
- Assist with coordination and supervision of vendors
- Work with Operations Manager to provide opportunities for appropriate volunteers
- Cultivate staff morale by monitoring team dynamics and individual needs
- Continual planning and implementation of enhancements to MC departments and programs
- Participates in on-going professional development and maintain an understanding of current best-practices
- Actively support and promote a safe environment and ensure that proper safety precautions are being followed
- Mitigate risk whenever possible and make safety recommendations to all department
Knowledge of:
- Working knowledge of basic hand and power tools common to duties of this position.
- Knowledge of general building and grounds maintenance techniques with demonstrated experience in related building, construction or property management trades
- Knowledge of plumbing and carpentry basics.
- Knowledge and experience with HVAC Systems
- Ability to understand and work with pool chemicals and pool filtration systems
- Experience using basic lawn maintenance tools, including mowers, weed-eaters, sprayers, blowers, hand and power saws and chain saws.
- Understanding of housekeeping procedures and skills
- Ability to operate a truck and trailer.
Qualifications:
- Education: High School degree or equivalent required. Some college preferred
- Experience: At least 5 years of experience in related field.

Working Conditions:
- Work is performed in a fast-paced office and outdoor environment.
- Much physical effort required on a routine basis: ability to use up to 50 pounds of force frequently.
- Ability to grasp, push, pull, carry or otherwise manipulate objects; ability to perform tasks requiring action of muscles or groups and foot and/or hand-eye coordination.
- Work requires a lot of physical agility for doing majority of assigned work, including but not limited to: bending for items below or reaching for items above the individual; crawling under desks; stooping, and climbing step stools or ladder.
- Visual acuity is required for reading computer screens and/or documents and making changes as necessary/required.
- Job requires high levels of alertness and concentration. This position requires analytical abilities and multitasking in order to identify problems and recommend solutions
This is a full-time, hourly position at $22 an hour.
